A:The relationship that is built in the journey and the joy of seeing new owners move into their new home is the reason I build. For 40 years I have been building homes and relationships. I listen and understand that a home is a very emotional, personalized process that begins with the future owner. I plan, communicate, schedule, and then build the job. I am extremely focused on budget and time. I give each job my total attention and I am on site everyday until the last sub leaves. I run the job. A Stiffel Home receives the attention of Scott Stiffel, builder and the design services of Jana Stiffel, designer. Quality finishes are standard finishes on a Stiffel Home. Q:What is your on-time record? How long does it take you to build? A: We consistently complete the construction of your new home on time using computerized scheduling programs. We are very aware that time translates into money. The typical length of time required to design and build your home is approximately 8 months. Of course, the scheduling is dependent on good building weather. Our goal during construction is to have contractors working at all times to assure we meet your schedule. Q: How much supervision will my house have during construction? A: We consistently complete the construction of your new home on time using computerized scheduling programs. Q: How much supervision will my house have during construction? A: Scott Stiffel is his own superintendent. He spends everyday making sure the home is being built with the utmost quality. Because we only build 2-3 homes per year, this allows personal supervision on the job. We contract only with excellent subcontractors. They will be supervised every step of the construction process to maintain quality. There will be communication between builder and owner, every step of the way. Q: What type of warranty do you offer? A: Effective June 1, 2005, homes built in Texas are subject to the mandatory limited and statutory warranties and building performance standards adopted by the Texas Residential Construction Commission. Q: How do you set the price on your custom home? A: Pricing of your home is accomplished through careful review of the plans and specification and value engineering. By this careful up front planning, this lessens the chance of change orders. After this process we give you a firm price taking the price risk out of the equation. Q: Who is the main point of contact? A: Your main contact throughout the design & construction process is Scott Stiffel ( Owner of Stiffel Homes LLC ) Q: Do you rely on outside professionals for financing? A: Yes. We have several highly trusted professional bankers and mortgage brokers that work with our customers. Because our homes are in the higher bracket in prices, our bankers and brokers will work with you and be very competitive so there will be fewer hassles that one may experience with typical lenders. |
